San Marcos: Austin Developer Proposing 304-Unit Project for La Cima Development

San Marcos (Hays County) — An Austin developer received rezoning for a proposed multifamily development at Tuesday’s meeting of the Planning and Zoning Commission.

The 21.3-acre property is converting from future development (FD) to multifamily residential (MF-24).

The site is undeveloped and is part of the La Cima master planned development, which was approved in 2013.

The property was also annexed per the La Cima development agreement which allows for MF-24 zoning uses and up to 360-units within the multifamily phase.

Eric Willis, who represented La Cima Commercial LP, the developers, told the commission that they are proposing the complex to have 304-units.

The project is going under the working title La Cima Multifamily.

The apartment complex is scheduled to be located at the northwest corner of the West Centerpoint Road and Flint Ridge Road intersection.

The MF-24 zoning requires 75% impervious cover, a 10-foot front and rear setback and a 15-foot side setback.

Some of the commissioners were hesitant to approve the project due to a similar proposal that Willis brought to them in July of 2020 when several residents opposed the project and questioned why no one had objected to the project this time around.

Willis told the commissioners this was due in large part because he had spoken to the residents and addressed their concerns, along with providing them a site plan.

The project team consists of Kelly Fowler with KFM Engineering & Design, out of Austin, Gabriel Northington the project manager with Allen-based Cross Architect and 4Ward Land Surveying out of Austin.
